Dolphin Estate is a fully residential hub in the luxurious Ikoyi axis of Lagos. The Government owned estate was developed in order to provide affordable accommodation on the Lagos Island. The road network here is fairly motorable and the power supply is fair. The gated estate is one of the unique places in Ikoyi as the estate depicts two extreme worlds in one as a part reflect luxury while the other part reflects squalor. The Jakande housing scheme at one side of the estate is dilapidated and not well maintained. These buildings are blocks of eight flats consisting 2-4 bedroom flats.

The second phase which is the luxury hub in the estate consist of duplexes and flats. The drainages are usually blocked as a result of heavy rainfall. Some of the buildings are fabricated in a barrack like fashion. Notwithstanding, Dolphin Estate is strategically located and this makes the neighbourhood command high rental value. The estate is also a connecting cord between the Lagos Island and the Lagos Mainland. A duplex for rent in this estate is at the value of N2.6 million- N3 million per annum. The Dolphin Estate Police Station aids security in the neighbourhood. Some streets in Dolphin Estate are named as; Epe Lane and Cooperative Drive and Mainland Way. Some of the roads are also tarred with interlocking tiles. The Dolphin Estate are tricycles painted white.

Companies in this neighbourhood are; Oryx West Africa, Landsmann Holdings Limited, Cormmark Pharmacy Nigeria Limited and Best Land & Sea Nigeria Ltd to mention a few. Popular schools here are; Brainfield Premium Creche And Nursery and Woodentots Nursery School among others. Major worship centres within the neighbourhood are; El-Shaddai Bible Church, The Redeemed Christian Church of God, Ikoyi Community Association Mosque and Dolphin Estate Central Mosque among others. Dolphin Estate residents are middle class and upper-class Nigerians. They are majorly civil servants, entrepreneurs and corporate workers. There are also a number of retirees in the neighbourhood. Dolphin Estate is a suitable home for those who cannot afford to live in Ikoyi (central proper) due to the high cost of accommodation here. Housing and apartment standards in Dolphin Estate are not as expected in an opulent neighbourhood as Ikoyi. Although some streets within the estate have good roads, which are interlocked and a number of well built apartments for rent. However, the drawback of Dolphin Estate is that majority of the houses are below standards (more like barracks); which is also the reason they are cheap compared to other places in Ikoyi. 

What To Expect

In real estate, location is everything and Dolphin Estate justifies this. The neighbourhood is fairly serene and links to the Lagos Island and Lagos Mainland easily. Dolphin estate is just a few minutes drive from Victoria Island which is in the Lagos Island’s Central Business District. Dolphin Estate is a gated community with a number of streets within, some streets within the estate are lined with shops. Expect to see white coloured tricycles (Keke Maruwa) within the estate as it serves as a commercial means of transportation asides taxis. Some streets in Dophin Estate need a complete facelift especially in terms of the roads and drainage systems which are bad and blocked with dirt, resulting in erosion and sometimes flood during rainy season. 

The Lifestyle

Dolphin Estate plays home to a relatively affluent Islanders who prefer to live in an area that offers affordable housing. Asides the Jakande Housing area within the estate, most houses area fenced, gated and have provision for green space. During the day, residents go about their daily activities, however, at night, the estate comes alive with presence of a number of fun and entertaining spots within as well as in the vicinity, which gives the estate a rich blend.

The Market

The Dolphin Plaza is the closest place to purchase goods and services to purchase goods and services to satisfy the immediate needs of residents. The Obalende market is also in proximity with this neighbourhood. There are a few stores in the neighbourhood as it is strictly a residential hub, one of these shops is Demilade Variety Store. The spots all over the Obalende underbridge also serve as a market for Dolphin residents.
