The Petrol station is in one of the best location along the Ibadan/Lagos
Express Way lying in between Ogere Resort and Funtuna Water, Ogere–
Remo, in Ikenne Local Government Area, Ogun State.

BUILDINGS
The Petrol station is built on 2½ plot of land. It is one story building
consisting of a Supermarket, Reception, Lube Bay, two Sales rooms with
toilet, two storage rooms, one electrical room, one changing room, two
toilets for the public and a small warehouse at the back of the story
building.

FACILITIES AVAILABLE
The facilities available on the site are stated hereunder.

TANKS: I have 4 underground tanks – one 45 litres for AGO, two over
30,000 litres of PMS (total of over 60,000 litres) and one 22,000 for DPK.
However, I have made provision for an additional 45,000 litres tank for
AGO for expansion purposes.

PUMPS: I have 7 pump islands – two for AGO, four for PMS and one for
DPK.
GENERATOR: I have a generator house for a medium/big size generator.

It will interest you to know that I have secured all the necessary
regulatory/approval papers (C of O, Approved Building Plan, Approval to
Construct the Petrol station, Access to Federal Highway Approval, DPR
licence (the DPR licence needs to be renewed, copy only)) the effective
and efficient operations of the Petrol Station. Original of these documents
can be sighted before payment.

EXPECTED VOLUME OF SALES
The Petrol Station is strategically situated on one of the best locations
along the Ibadan/Lagos Express Way. Our statistical counting/survey, plus
the presence of the trailer park capable of housing 400 trailers very close to
our Petrol station and the market beside the station tells us that the volume
of sales of all the products would be extremely high.

PROPERTY BESIDE THE PETROL STATION

The property beside the petrol station consists of shops, 20 public toilets and 12
public bathrooms (not painted), staff rooms (5 Bed sitters), 6 shops, a car wash, an open building, and an undeveloped
land.

I am willing to sell the petrol station and the property beside the petrol station for 370,000,000 naira (Three
hundred and seventy million naira).
