Located in Lagos Mainland, Ikeja GRA is known to be home to some of the richest people in the society, long before the development in many parts of Lagos. Ikoyi

Ikoyi is one of the most affluent neighbourhoods in Lagos Island. It is an up-market residential island separated by a narrow waterway from Lagos Island to the west inhabited by expatriates and the upper-class residents of the Nigerian society. It lies to the northeast of Obalende at the edge of the Lagos Lagoon and encompasses the eastern half of Lagos Island.

  1. Beautiful article, you guys at property pro are at least making efforts to get these contents out there, cause its quite unfortunate just how few and uninspired search results pop up in Nigerian neighborhood search .

    That notwithstanding, I do not agree with the way you’ve structured your neighborhood ranking, placing Ikoyi in 7th and LEKKI in 3rd? in terms of most expensive places to live?.

    Everything else was fine, save for that arrangement, because, on average, land sells at about ₦300,000 per square meter in Ikoyi, and in comparison, it sells for about ₦200,000 per sqm in Lekki “phase 1” which is the most expensive part of Lekki, as other parts of Lekki could be gotten between ₦100k – ₦130k per sqm.

    For instance, a contemporary 5 bedroom duplex sells for about ₦500m in Ikoyi, and about ₦350m in Lekki phase 1, and less than ₦250m in lower profile locations within Lekki. So how then is Ikoyi 7th and Lekki 3rd, it just makes me wonder.

    I’m a property lawyer and have been working with realtors in Lagos for over 14yrs now, enough to know that Ikoyi is generally the more expensive location in everyway than Lekki.

    Now, certain areas in Lekki might very well appear more modern in structure due to the houses being built alot more recently than the average house in Ikoyi, however, in terms of security, road network, wider spread regular power supply, proximity to the best schools, hospitals and peace of mind in the raining seasons, Ikoyi is still the better place to be, as certain areas in Lekki are still subjects of concern in terms of quality drainages, canals and flooding.
